Zarin & Steinmetz Secures Rezoning and Site Plan Approvals for a Mixed-Use Development in Downtown Pelham

On November 11, 2019, Z&S Partner David J. Cooper and Associate Matthew Acocella secured through a unanimous 6-0 vote the land use entitlements from the Village of Pelham Board of Trustees, green lighting the redevelopment of a former gas station along Wolfs Lane. The redevelopment will reactivate this dormant site with a 5-story building, consisting of approximately 1,400 square feet of ground floor commercial space, and 27 rental apartment on the upper floors. The Project required rezoning the site to the Village’s Business District Floating Zone (“BDFZ”), as well as various reviews from the Village Planning Board, ARB, and ultimately, approvals from the Village Board. This development is one of the first successful projects to be included in the Village’s BDFZ, which was enacted to facilitate the revitalization of underutilized parcels in the Village’s downtown business corridor.
