David Steinmetz and David Cooper secured site plan, subdivision and various other approvals from the Town of Mount Pleasant Planning Board for a 170-unit senior living community on behalf of Brightview Senior Living. The Planning Board approved a four-story, more than 200,000 square foot building that can support 89 independent living units, 45 assisted living units and 36 memory care units. The community, located on Grasslands Road, will also offer various indoor and outdoor amenities for the residents, including communal dining areas, recreation space and walking paths.
Prior to obtaining site plan approval, Zarin & Steinmetz successfully petitioned the Mount Pleasant Town Board to create a new zoning district to accommodate the senior care “continuum” use, in which a range of independent living, assisted living and memory care services are available to residents to allow them to “age in place.” A zoning amendment was necessary because the Town, like many municipalities in the lower Hudson Valley, did not have use regulations suited for the modern senior care continuum model.
Zarin & Steinmetz and the Brightview Team successfully petitioned the Town Board to create a new District entitled the “Service Enriched Senior Housing Floating Zone” and also worked with the Town Board to hold a referendum and special election allowing the Town to expand a water district in order to service the Senior Living Community as well as over 60 single-family homes in the vicinity.
This is the fourth Brightview senior living community Zarin & Steinmetz has secured approvals in recent years.
