David Steinmetz and Zarin & Steinmetz led the development team that secured a groundbreaking 10-story height variance, site plan approval, and Industrial Development Agency (IDA) benefits for Miroza Tower, a transformative project in Yonkers. The 25-story apartment building at 44 Hudson Street has officially been topped off.
Miroza Tower will include 250 residential units, 25 of which are designated as affordable housing. The 301-foot-tall building will feature an iconic design, more than 12,000 square feet of amenities, including a rooftop pool, gym, library, and party room, along with 1,920 square feet of ground-floor retail space and a 252-space parking garage. Completion is expected next summer, with the first tenants slated to move in soon after.
The $200 million project is being developed by Azorim and its subsidiary Miroza Tower LLC. Zarin & Steinmetz has provided ongoing legal support since the project’s inception, guiding it through complex approvals, including the 10-story variance necessary to make the development economically viable, as well as closing on construction financing and IDA incentives.
Miroza Tower replaces an earlier 15-story project proposed for the site in 2017, which was not built. The new tower represents a bold step forward for Yonkers’ waterfront, with its design and amenities expected to spur continued growth and transformation in the area.
